SUBJECT: Site Plan for BeeHive Homes at Pine Mill Rd. and 30th St. N.E.
I have reviewed the site plan of the above referenced location. It appears that the plan complies
with the City of Paris subdivision regulations with the following exceptions and/or additions.
1. Extend the island on the north side to the property line/ Right-of-Way line.
2. Add a concrete swale to drain the five-foot area on the west and south sides of the
building, the swale should have at least a six-inch inverted crown. When the
swale meets at the southwest corner use a six-inch curb on the west side to tum
the water south. Widen the combined swale to seven-feet, extend with curb ten-
feet on to lot 14F and place rock riprap for an additional five-feet.
3. The two-inch water service line must be bored or punched under 30`h St. N.E.
4. Use a two-inch saddle to tap the eight-inch in 30`h St. N.E. according to City of
Paris standazds.
I recommend approval of the site plan upon completion of the above items.

ORDINANCE NO.
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PARIS,
PARIS, TEXAS, APPROVING THE SITE PLAN FOR A PLANNED
DEVELOPMENT DISTRICT- MEDICAL CENTER AND HOSPITAL (PD-d)
AND OFFICE CENTER (PD-f), PREVIOUSLY ESTABLISHED BY THE
ADOPTION OF ZONING ORDINANCE NO. 2000-038, FOR LOT 14-E, CITY
BLOCK 249, RED RIVER BUSINESS PARK; MAKING OTHER FINDINGS
AND PROVISIONS RELATED TO THE SUBJECT; REPEALING ALL
ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH;
AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, the City Council of the City of Paris, Paris, Texas, has previously adopted
Ordinance No. 2000-038, on August 14, 2000, establishing a Planned Development District-
Medical Center and Hospital (PD-d) and Office Center (PD-f) on Lot 14-E, City Block 249, Red
River Business Park, as described in the aforesaid ordinance; and,
WHEREAS, the City Council desires to approve the site plan for said Planned
Development District as shown on Exhibit A, attached hereto; NOW, THEREFORE,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF PARIS, PARIS,
TEXAS:
Section 1. That the findings set out in the preamble to this ordinance are hereby in all
things approved.
Section 2. That the site plan, including the drainage plan, for Lot 14-E, City Block 249,
Red River Business Park, located in the 2900 block of Pine Mill Road, attached hereto as
Exhibit A, be, and the same is hereby, approved.
Section 3. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed to the extent of said conflict only.
Section 4. That this ordinance shall become effective on February 1, 2004.

the Planning and Zoning Commission for iu roview and recommendation in accordance with the
City zoning ordinance and State law; and,
WHEREAS, the Planning and Zoning Commission did conduct a public hearing on said
pmposed amendment to the City wning ordinance and, following said hearing, made formal
recommendation to the Ciry Council regazding said proposed change; and,
WHEREAS, the Ciry Council of the City of Paris did subsequendy conduct a public
hearing on the aforesaid pmposed amendment tothe City zoning ordinance, and having considered
the recommendations of the Planning and Zoning Commission and the testimony and evidence
introduced at said public hearing, found and determined that approving the aforesaid zotring
change would be consistent with the comprehensive plan of the City of Paris, consistent with the
City wning ordinance, and in the best interests and to the benefit of the public health, safety, and
welfare of the citizens of the City of Paris; NOW, TIiEREFORE,

Couricil prior to the issuance of any building permits.
Section 4. That the Chief Building Offlcial of the City of Paris be, and he is hereby,
directed to change the Zoning Map of the City of Paris in accordance with the provisions of
Ordinarice No. 1710 and the land use map accompanying ffie same, and in accordance with the
provisions of this ordinance.
Section S. Tha[ any person violating any of the provisions of this ordinance shall be guilty
of a Misdemeanor, and, upon convicfion, shall be fined in any sum noE to exceed $2,000.00, and
each and every day's continuance of any violation of the above-enumerated sectians shall
constitute and be deemed a sepazate offense.
Sectlon 6. 1'hat all ordinances or parts of ordinances in conflict hercwith are hereby
expressly repealed.
Section 7. That this ordinance shall become effective September 1, 2000.

convened, in the Council Chambers, City Hall, Paris, Texas, on this the 14th day of August,
