The regular meeting of the Planning and Zoning Commission on Monday, May S, 2014,
was called to order at 5.-30 P.m. by Holland Harper, Chairman.
A. The following members were present: John Lee, Mike Folmar, Keith Flowers,
Holland Harper, James Price, Benny Plata and Jerry Akers
B. The following members were absent: None
C. Also present were Shawn Napier, Director of Engineering, Planning and
Development; Sue Lancaster, City Council; and Ashley Fendley, Secretary for the
Planning and Zoning Commission.
2. Approval of minutes from previous meetings. (April 7, 2014)
Motion was made by James Price, seconded by Keith Flowers to approve the meeting
minutes for April 7, 2014. Motion carried 7 -0.
3. Public hearing and consider the Site Plan for V & K Properties LLC on Lots 2 & 3, Block
7, Spring Lake Addition, being located in the 300 Block of North Collegiate Drive.
Public hearing was declared open.
A. Vishal Ramchand of McKinney, Texas spoke in favor of this petition. Mr.
Ramchand stated he was for the petition regarding the site plan.
B. No one spoke in opposition.
Public hearing was declared closed.
Motion was made by Mike Folmar, seconded by John Lee to approve the petition. Motion
carried 7 -0.
4. Consideration of and action on the Preliminary Plat of Lot 23, Block A, Stone Ridge Phase
7, located in the 4700 Block of Boulder Lane.
Shawn Napier reviewed the preliminary plat with commissioners. Motion was made by
Keith Flowers, seconded by Benny Plata to approve the preliminary plat, subject to the
City Engineer's recommendations. Motion carried 7 -0.
S. Consideration of and action on the Preliminary Plat of Lot 2, Block A, Trinity Christian
Academy Addition Phase 2, located in the 2200 Block of FM 79.
Shawn Napier reviewed the preliminary plat with commissioners. Motion was made by
John Lee, seconded by James Price to approve the preliminary plat, subject to the City
Engineer's recommendations. Motion carried 7 -0.
6 Consideration of and action on the Final Plat of Lot 2, Block A, Trinity Christian Academy
Addition Phase 2, located in the 2200 Block of FM 79.
Shawn Napier reviewed the final plat with commissioners. Motion was made by James
Price, seconded by Benny Plata to approve the final plat, subject to the City Engineer's
recommendations. Motion carried 7 -0.
Holland Harper and John Lee recused themselves.

Creek Business Park 266 Addition, located in the 1900 Block off. E. Loop 286
Shawn Napier reviewed the preliminary plat with commissioners. Motion was made by
Mike Folmar, seconded by Keith Flowers to approve the preliminary plat, subject to the
City Engineer's recommendations. Motion carried 5 -0.

Business Park 266 Addition, located in the 1900 Block off. E. Loop 286
Shawn Napier reviewed the final plat with commissioners. Motion was made by Mike
Folmar, seconded by Benny Plata to approve the final plat, subject to the City Engineer's
recommendations. Motion carried 5 -0.
9. Consideration of and action on the Master Plat of Lots 1 -4, Block A, Walnut Creek
Business Park 266 Addition, located in the 1900 Block off. E. Loop 286.
Shawn Napier reviewed the master plat with commissioners. Motion was made by Mike
Folmar, seconded by Keith Flowers to approve the master plat, subject to the City
Engineer's recommendations. Motion carried 5 -0.
10. Meeting adjourned at 6:17 p. m.
