SUBJECT: Hilltop Subdivision
I have reviewed the final plat of the above referenced addition. It appears that the replat
complies with the City of Paris subdivision regulations with the following exceptions and/or
additions.

Show the adjacent subdivisions and/or City Blocks and lots.
Make the 10-foot drainage easement on the West, North and East boundaries a
1 O-foot drainage and utility easement.
Add a 10-foot utility easement on the common line of lot 10, block A and lot 10,
block C (five-feet on both sides of the lot llne).
The following lots shall be zoned multifamily; lot 8 of Block A, lot 7 and 8 of
Block B and lot 8 of Block C.
Change the North set back line on lot 6 and 7 from 25-feet to 10-feet.
The section of sewer in 24th St. N.E. has not been accepted. A Guarantee of
Construction shall be completed in the mount of $6,000.00 per Ordinance No.
1315 Section X[[I. Guarantee of Construction. This section is scheduled to be
tested again February 12th, 2004; if it passes no guarantee will be required and the
final plat can be filed.
Submit a set of record drawings for the subdivisions infrastructure.
The owner must sign the final plat prior to it being filed for record.
Provide a certificate that all taxes and fees have been paid from the Lamar County
Appraisal District
Pay fill;ns fees in the amount oP g6.66 (cashiers check or money order) made
payable to Lamar County Clerk.
Four street sign assemblies will be needed the cost is $520.00 ($130.00 each)
I recommend approval of the final plat upon completion of the above items.
