CITY OF PARIS BOARD OF ADJUSTMENT

1. The Board of Adjustment meeting was called to order by Nathan J. Bell V, Secretary at
12: 00 p. m.
A. The following members were present: Nathan J. Bell, Jerry Haning, Bryan Glass,
David Hamilton, Charles Richards and Marilyn Smith
B. The following members were absent: Rick Hundley
C. Also present was Shawn Napier, Director of Engineering, Planning and
Development and Ashley Fendley, City Staff.
2. Approval of minutes from previous meetings. (August 4, 2014)
Motion was made by Charles Richards, seconded by David Hamilton to approve minutes
for the August 4, 2014 meeting. Motion carried 4 -0.
Marilyn Smith & Bryan Glass arrived at 12:02 p.m.
3. Public hearing and consideration of and action on the petition of Cleta Hicks to grant a
variance of Zoning Ordinance 1710, Section 9 -301 (2) which provides that the "minimum
lot depth in a Commercial District (C) be no less than 100 feet" this petition is to allow a
minimum lot depth of 90 feet, which is a 10 foot variance, on Lot 6, City Block 87, being
located at 817 West Campbell Street.
Public hearing was declared open.
A. Three individuals spoke in favor of the petition.
Charles Edwards, 3727 Lamar Avenue Paris, Texas spoke in favor of the petition.
Mr. Edwards stated he works with Resource Management and this is one of the
homes they are in the process of trying to rebuild. Mr. Edwards further stated the
home is going to be 30 feet wide and 40 feet in depth and will increase the property
values in this area.
Amanda Giberson, 1280 CR 32220 Sumner, Texas spoke in favor of the petition.
Mrs. Giberson stated she owns the property to the west across 9a' Street and she
wishes they would approve this petition for Mrs. Hicks.
Richard Bailey, 151 CR 32505 Paris, Texas stated he is in favor of the petition.
B. No one spoke in opposition.
Public hearing was declared closed.
Motion was made by David Hamilton, seconded by Bryan Glass to approve the variance
request. Motion carried 6 -0.
4. Public hearing and consideration of and action on the petition of Old Mae Moore to grant
a variance of Zoning Ordinance 1710, Section 9 -201 (1) which provides that the
"minimum lot width in a One - Family Dwelling District No. 2 (SF -2) be no less than 60
feet" this petition is to allow a minimum lot width of 50 feet, which is a 10 foot variance, on
Lot 11, City Block 175 -A, being located at 1107 Grove Street.
Public hearing was declared open.
A. One individual spoke in favor of the petition.
Arzella Pratt, 3525 Reno Drive Paris, Texas spoke in favor of the petition. Mrs.
Pratt stated this has been her mother's residents for 40+ years and is really looking
forward to this new home.
B. No one spoke in opposition.
Public hearing was declared closed.
Motion was made by Bryan Glass, seconded by Charles Richards to approve the variance
request. Motion carried 6 -0.
5. Public hearing and consideration of and action on the petition of Beulah Fuller to grant a
variance of Zoning Ordinance 1710, Section 9 -301 (1) which provides that the "minimum
lot depth in a One - Family Dwelling District No. 3 (SF -3) be no less than 100 feet" this
petition is to allow a minimum lot depth of 90 feet, which is a 10 foot variance, on Lot 3-A,
City Block 232, being located at 1360 West Campbell Street.
Public hearing was declared open.
A. One individual spoke in favor of the petition.
Darren Lane, 8004 Shasta Lane McKinney, Texas spoke in favor of the petition.
Mr. Lane stated he wishes the board would approve this variance.
B. No one spoke in opposition.
Public hearing was declared closed.
Motion was made by Jerry Haning, seconded by David Hamilton to approve the variance
request. Motion carried 6 -0.
6. Meeting adjourned at 12:20 p.m.
