gi'llter <br />lAthem HR <br />IIII Ili 11 lose 1111 <br />RE: Variance Request- 1425 NE 20thSt <br />Vicki Ballard <br />1465 NE 20'h St <br />Paris,, TX 75460 <br />ACTION RE QU E S TED: 7.5 5' Variance to 10' Build line on the west side of the property as <br />indicated on Plat. <br />The above -reference request was v approved by the City of Paris Zoning Board of Adjustment <br />wLI <br />approved. <br />("Board") on 05/0 _" 6/2025 by a vote of ayes, nays and _D abstaining. <br />On this date, the Board found that the request net the conditions set forth by the plat filed with the <br />Lamar County Clerk in November of 2011. <br />Appeal: Any interested person wishing to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent with section 211.011 of the Texas <br />Local Government Code. <br />The Board of Adjustment hereby approves the variance request based upon the following findings. <br />FINDINGS <br />1. The required west side yard setback for the existing office building cannot be <br />met. <br />2. The lot is platted. <br />3. The request for variance is in harmony with the general purposes and intent of <br />area regulations for office buildings in Neighborhood Services district <br />contained in the Zoning Ordinance 1'71.0 Subsection 19-602 (8) and will <br />protect the character of the immediate vicinity of the area. <br />4. There are no special or unique condition(s) of restricted area, such as the utility <br />easement that exist on the subject parcel of land that cause unusual and <br />practical difficulty or unnecessary hardship in compliance with the provisions <br />sought here to be varied, other than an already existing office building <br />involved in a side yard setback issue. <br />5 The hardship sought to be avoided is not necessarily the result of (a) the <br />applicant's own actions (self-imposed or self-created) and may cause (b) <br />economic or financial "hardship" should the application be denied. <br />.. ......... ....... <br />. . . . . . . . . . . . . . . <br />
