Of course, after council adoption, only the actual text to be included in <br />the Code of Ordinances and Zoning Ordinance will be printed; Black text: This is existing text, <br />and it is recommended to remain; Green text: This is brand new text, and it is recommended to <br />be included in the updated Chapter 22; Red text: This is all existing text and is crossed out and is <br />recommended to be deleted from the updated Chapter 22. (D) In conjunction with the <br />recommended update of Chapter 22, the staff is also recommending the following updates to the <br />Paris Zoning Ordinance, for correct and efficient coordination purposes: (I) New definitions in <br />Sec. 22 -100: These definitions correspond with the new definitions that appear within the <br />updated Chapter 22, and will coordinate with the modified definitions in Table 8 -101 "Primary <br />Residential Uses" within the Zoning Ordinance: Manufactured Home Subdivision — Is a <br />development where manufactured homes are placed as individual lots approved under the City's <br />subdivision regulations. Manufactured Home Park — Is a manufactured home park conforming <br />to Article III, within Chapter 22 of the City Code of Ordinances, "Manufactured Home Parks" <br />where multiple manufactured homes are placed on a single —lot approved under the City's <br />subdivision regulations. <br />NOTE: "Manufactured Housing" is defined in Sec. 22- 100(39) to include both manufactured <br />homes and mobile homes. (II) Recommended modifications to the uses listed under "Schedule <br />of Uses" within Table 8 -101, "Primary Residential Uses" within the Zoning Ordinance: <br />"Modular Home " — Leave as presently stated. "Mobile Home " — Currently is allowed only <br />through the Specific Use Permit process and only within the One — Family Dwelling District (SF- <br />3). Recommend delete this term entirely as a line item within the Zoning Ordinance. (Comment: <br />Individual mobile homes — now recommended to be called manufactured homes — are <br />recommended to be allowed only in Manufactured Home Parks). "Mobile Home Subdivision" — <br />Currently is only allowed as a permitted use in the SF -3 Zoning District. Recommend change to <br />allow this as a permitted use and only allowed in the Light Industrial (LI) Zoning District. <br />Recommend change the term to "Manufactured Home Subdivision ". "Mobile Home Park" — <br />Currently is only allowed as a permitted use in the Light Industrial (LI) Zoning District. <br />Recommend leave as presently stated. Further recommend to change the term to "Manufactured <br />Home Park ". <br />(E) After adoption of these proposed Mobile Home Ordinances changes, vehicle —oriented <br />homes that are presently existing in zoning districts wherein they were previously legally <br />allowed, will be allowed to remain, as provided in Section 15: Nonconforming Uses and <br />Structures, within the Paris Zoning Ordinance. <br />RECOMMENDATION: City Council conduct a public hearing and approve the <br />recommendations to delete, modify, and add certain requirements related to mobile homes and <br />2 <br />
