B. No one spoke in opposition of the petition. <br />Public hearing was declared closed. <br />Motion was made by Jerry Haning, seconded by Louise Hagood to approve the variance <br />request for item 3A. Motion carried 4 -0. <br />4. Public hearing and consideration of and action on the petition of Michael Rhodes on Lot 11A, City <br />Block 257B, being located at 2531 Pine Bluff Street. <br />A. Section 9 -102 (1) of the Zoning Ordinance which provides that "The minimum lot area for a <br />residential home in Single Family Dwelling District No. 2 (SF -2) be 7,500 square feet. " The <br />applicant is proposing to subdivide the existing lot into two lots having 5,824 Square Feet to <br />5,824 Square Feet respectively. A variance for 1, 676 Square Feet is requested for the lots. <br />B. Section 9- 301(1) of the Zoning Ordinance which provides that "The minimum lot depth for a <br />residential home in Single Family Dwelling District No. 2 (SF -2) be 100 feet deep. " The <br />applicant's property is 91 feet deep. The applicant is asking for a 9 foot variance for the lot <br />depth. Proposed lots would be 91 feet deep. <br />Public hearing was declared open. <br />Carla Easton, City Engineer reviewed the variance request with the board members. <br />A. Three individuals spoke in favor of the petition. <br />Wendell Moore, Paris, Texas, spoke in favor of the petition. Mr. Moore stated he is <br />the surveyor on this project. Mr. Moore stated that the applicant has hired him to <br />plat the property into two lots. Mr. Moore stated that the applicant is proposing to <br />construct two homes on these lots. Mr. Moore further stated he wishes the board <br />would approve these variance requests. <br />Gary Brown, Paris, Texas, spoke in favor of the petition. Mr. Brown stated that this <br />project would be great and would enhance the neighborhood. Mr. Brown further <br />stated that he believes the board should approve the variance requests. <br />John Saunders, Paris, Texas, spoke in favor of the petition. Mr. Saunders stated he <br />would be the contractor on the job. Mr. Saunders further stated Mr. Rhodes wants <br />to build two homes that would match the house across the street. Mr. Saunders <br />further stated this would be a good development in this neighborhood and hopes the <br />board approves the request. <br />B. No one spoke in opposition of the petition. <br />Public hearing was declared closed. <br />
