RECOMMENDA TrONS

In my opinion, the building could be rehabilitated and serve a useful purpose. The

following items are recommended.

1. Engage an Architect to prepare a preliminary plan for the future use of the building.

The Architect should take into consideration the fact that the South exterior canopy has

failed and should be removed and rebuilt ifthis canopy is desired in the future plan. TIle

Architect should attempt to place corridors over or near major bean1S.

2. After the preliminary Architectural plans are available, a structural analysis ofthe

building should be performed, to determine the modifications required to meet code

requirements for the future projected use. There has been some discussion of removing

the recently placed concrete topping. In my opinion, every effort should be made to utilize

this topping by simply covering the concrete with carpet, or some other finish material.

Although extensive structural calculations have not been made at this time, in all

probability, the existing floors and ~1ructural system are quite capable of supporting the

residential loading anticipated for the future use ofthe building. TIle building should be

checked for the future intended use as to location of corridors, storage areas etc., which

would require a higher loading than residential loading.

3. At this time, it is obvious that certain areas will require repair such as.

a. Basement beams under the glass block of the sidewalk

b. TIle roof system over the two stot)' area over the Century Room has

ell."Perienced structural failure and these beams must be repaired or replaced.

7

.
