<br />SPECIAL WARRANTY DEED <br /> <br />STATE OF TEXAS <br /> <br />} <br />} <br />} <br /> <br />KNOW ALL MEN BY THESE PRESENTS: <br /> <br />COUNTY OF LAMAR <br /> <br />That the CITY OF PARIS, PARIS, TEXAS, a municipal corporation of the County of <br /> <br />Lamar, State of Texas, acting by and through its Mayor Pro Tem, Mary Ann Fisher, duly <br /> <br />authorized by Resolution No. 99-063, for and in consideration of the sum of Ten and no/loo <br /> <br />Dollars ($10.00) cash and other good and valuable consideration to it in hand paid by First United <br /> <br />Methodist Church of Paris, Inc., the receipt and sufficiency of which is hereby acknowledged; <br /> <br />has Granted, Sold, and Conveyed, and by these presents does Grant, Sell and Convey unto the <br /> <br />said First United Methodist Church of Paris, Inc. of the County of Lamar, State of Texas, whose <br /> <br />mailing address is 322 Lamar Avenue, Paris, Texas 75460, all that certain tract or parcel of land <br /> <br />situated in Lamar County, Texas, and described as follows: <br /> <br />Situated within the Corporate Limits of the City of Paris, Lamar County, <br />Texas, and being described as follows: <br />BEGINNING at the northeast corner of the intersection of the east boundary <br />line of 4th Street S.E. and the south boundary line of U.S. Highway 82 (Lamar <br />Avenue); <br />THENCE southerly with the east boundary line of 4th Street S.E. a distance <br />of approximately 216 feet, more or less, to a point in the north boundary line of <br />U.S. Highway 271 (Clarksville Street); <br />THENCE westerly with the north boundary line of U.S. Highway 271 <br />(Clarksville Street) a distance of approximately 40 feet, more or less, to a point in <br />the west boundary line of 4th Street S.E.; <br />THENCE northerly with the west boundary line of 4th Street S.E. a <br />distance of approximately 216 feet, more or less, to a point in the south boundary <br />line of U.S. Highway 82 (Lamar Avenue); <br />THENCE easterly with the south boundary line of U.S. Highway 82 <br />(Lamar A venue) a distance of approximately 40 feet, more or less, to the place of <br />beginning. <br />SA VE AND EXCEPT, a drainage and utility easement is retained by <br />Grantor to the above-described property, which utility easement gives the right and <br />privilege to Grantor of placing utilities above, on, and over said easement and the <br />right to maintain any and all utilities placed therein. <br /> <br />EXHIBIT A <br />
