(C), Site Plan Rengirer - - This project requires an SUP along with a site plan, and conditions <br />as appropriate. The city staff recommends approval, in conjunction with the following <br />conditions, all of which have been agreed to by the applicant. <br />1. This property shall be developed as per the Site Plan dated January 13, 2018 and <br />comprised of three sheets. <br />2. An existing fence shall be replaced and represent safety and security fencing and shall be <br />subject to the City of Paris Fence Regulations and shall be subject to the approval of the <br />city staff Replaced fencing shall only be required along the border of the land area to be <br />developed. <br />3. Some existing tree cover exists near the rear of the property, and staff is recommending <br />saturation landscaping to buffer and totally visually screen the proposed storage <br />buildings. Existing single-family homes are north of this property and the FLUP <br />recommends LDR up to and adjacent to the northern property line of this property. <br />Hence, this proposed tree buffer would be an appropriate separation from both existing <br />and proposed LD R uses. Said vegetative buffer shall be subject to city staff approval. <br />4. One accessible parking space shall be provided and identified on the subject Site Plan, as <br />approved by the city engineer, <br />5. Illustrate overall entrance and access to, the property, which shall be approved by the city <br />engineer. <br />6. Illustrate lighting on the Site Plan, recognizing that no lighting shall illuminate beyond <br />the subject property line. <br />RECOMMENDATION, Approve a change in zoning from a Commercial (C) to a Commercial <br />(C) with a Specific Use Permit for Self-Storage/Mini-Warehouses located at 4605 Lamar <br />Avenue, conditioned upon development of the Site Plan as submitted, and conditioned upon <br />adherence to the conditions as stated herein. <br />2 <br />
