Motion carried 5-0. <br />3, Public heai-inq to considei- and take action regaidin! the petition qI'Geny Wealhereadjbr <br />a change in zoningfi-om a One-Tomily Dittilling (Sh'2) to a Conanercial DiStrict ((,) in the <br />City) qf Paris, Block 266, Lot 7, Acres 6.885 being located at 1375,VE 20"'Street. <br />John Godwin, City Manager discussed background stating Gary Weatheread is asking r -or a <br />change in zoning frorn Single -Family Residential to Commercial for currently vacant land <br />located at 1375 20"' Street Northeast, The Subject property is located on the north side of <br />20'r' and has residential uses on the South and east sides. Properties to both the West and <br />north are zoned Commercial, reaching to and encompassing Loop 286. The site includes <br />6.885 acres, of which all but 1.86 acres are in the flood zone. Mr. Weatheread is <br />proposing to build a shop of approximately 2,,000 square feet on the site, which is beside <br />his existing home. Mr. Godwin states based on the neighboring properties and the proposed <br />use, we believe this zoning change is appropriate and can provide additional <br />non-residential development space in a non -harmful manner and location. Because of the <br />flood zone in the back, it is functionally too narrow to permit any extensive residential <br />development; residential directly on 20"' itself would add more driveways opening into a <br />bus), state FM highway. The City recommends to the city council a zoning change from <br />SF -2 Residential to Commercial. <br />Public hearing was declared open. <br />No one spoke in favor or opposition. <br />
