The property is currently zoned Commercial District (C) and is vacant. The owner is <br />proposing to construct an auto detail shop on the lot. Water and sewer services are <br />available to the property. <br />STATUS OF ISSUE: The owner has submitted a preliminary and final, plat of the <br />property. It appears that the plats comply with the City of Paris Subdivision regulations, <br />subject to the following revisions. <br />I. Provide a site plan identifying available utilities, site access points, fire lanes, <br />building setbacks, curb and gutters, and storm drainage needs. <br />2. Note the location and finished floor elevations of all proposed Structures. <br />2. Provide grading/drainage plan. <br />4. Install curb and gutters along Booth Street and I" NE as part of the site <br />development.. <br />5. Replace the existing, broken sidewalk along I" NE. <br />The developer has requested that the Curb., gutter and sidewalk requirement be waived on <br />all adjacent streets. The Code of Ordinances states in the Subdivision Regulations Under <br />Section VIII. Design ofIrnprovernents A. Curb and gutter shall be constructed monolithic <br />with the concrete pavement in accordance with section 29-57 of the City of Paris Code of <br />Ordinances. It shall be constructed along both sides of all streets, and avenues within the <br />subdivision and along the subdivision's side of all boundary streets. The cost of this work <br />will not be subject to any participating aid by the City. Considering that the adjacent <br />sidewalk sections are not contitILIOUS or ADA compliant, it is recommended to remove the <br />existing sidewalk and grade the parkway along I st NE to, accommodate a future sidewalk <br />project in the area. <br />Carla Easton states the City recommendation is to approve the preliminary plat subject to <br />the noted revisions, consider the request to waive the curb and gutter requirement, and if <br />
