MINUTES <br />PLANNING AND ZONING COMMISSION <br />CITY COUNCIL CHAMBERS <br />107 E. KAUFMAN STREET <br />PARIS TEXAS <br />MONDAY, JULY 2,2018 <br />5:30 O'CLOCK P.M. <br />The meeting of the Planning and Zoning Commission was called to order at 5: 30 p. m. by Keith <br />Flowers, Chairman. <br />The following members were present: James O'Bryan, Keith Flowers, Mark Pankaj, John <br />Lee and Chad Lindsey. <br />Also present were Carla Easton, City Engineer; Clyde Crews; Fire Marshal, Triniti Frazier, <br />Community Development Coordinator; Billy Trenado, City Council Liaison and <br />concerned citizens. <br />2. Approval of minutes from previous meetings. (June 4, 2018) <br />Motion was made by Chad Lindsey, seconded by John Lee to approve minutes for the June 4, <br />2018 meeting. Motion carried 5-0. <br />3. Public hearing to consider and take action regarding the petition of Stephen and Amanda <br />Gerrald Living Trust for a change in zoning from a One -Family Dwelling (SF2) to General <br />Retail (GR) in the City of Paris, Block 257-D, Lot 2, 0.21 Acres located at 365 NE 28`" Street. <br />Carla Easton, City Engineer stated the applicants are proposing to remove the home and <br />construct an office. The property has frontage along Collegiate as well as NE 28th Street. The <br />zoning request is supported by our Future Land Use and City has no opposition to this change. <br />Public hearing was declared open. <br />Stephen Gerrald spoke in favor of the petition stating he is ready to clean up the property and is <br />ready to develop. <br />Public hearing was declared closed. <br />Commissioner John Lee inquired if all of the trees there would be removed. Mr. Gerrald states <br />he would keep what he could. Carla Easton stated there is a 20% front yard grass area <br />requirement for commercial development. <br />Motion was made by Chad Lindsey, seconded by Mark Pankaj to approve the zoning change. <br />Motion carried 5-0. <br />
