4. Consideration of and action on the Preliminary Plat of Lot 35, 36, 37, 38, 39, Block A, Stone <br />Ridge Phase 9, located in the 4500 Block of Boulder Lane. <br />Carla Easton, City Engineer reviewed the preliminary plat background and status of issue with <br />commissioners. <br />BACKGROUND: Mr. Mark Cunningham and Mr. Larry Cunningham have developed Stone <br />Ridge Subdivision off FM 195. They currently own a tract of land at the west end of Boulder <br />Lane. The property is NOT in the City Limits of the City of Paris. However, the City of <br />Paris Subdivision Regulations apply within the City's Extraterritorial Jurisdiction (ETJ). <br />STATUS OF ISSUE: The Cunningham's are proposing to add five additional lots to the <br />Stone Ridge Subdivision. This five lot addition will require Boulder Lane to be extended as <br />well as water lines, sewer lines and some channel improvements. It appears that the <br />preliminary plat complies with the City of Paris subdivision regulations with the following <br />exceptions: <br />1. Provide drainage calculations for overall drainage basin and proposed storm sewers or graded <br />channels <br />2. Provide drainage easements for channelized surface drainage, and provide a grading plan to <br />accommodate flows from developable lots <br />3. Show any trees to be removed <br />4. Label the Street Right -of -Way, it currently shows 60 -feet with no description <br />John Lee asked if the preliminary plat is including Boulder Lane to connect due to this being a <br />long way to have to come to a dead end if emergency vehicles need to get to that last house on <br />the street. Carla Easton advised the master plat shows a loop coming down and connecting to <br />47th Street but as it is now with this phase there will be a knuckle to serve as the cul de sac. <br />Motion was made by Keith Flowers, seconded by John Lee to approve the Preliminary Plat <br />subject to City Engineer noted revisions. <br />14.
