4. Public hearing to consider and take action on the petition of Charles Edwards on behalf <br />of David and Nancy Leeks, on Lot 15, City Block 88, being located at 705 NW Srh Street. <br />The petition requests three (3) variances as follows: <br />A. A variance of Section 9-102 (1) of the Zoning Ordinance which provides as <br />follows: <br />9-102 (1): <br />(1) Schedule minimum lot areas- Residential districts in square feet. <br />2F minimum lot area- 6,000 SF <br />The applicant is proposing to reconstruct a home at 705 NW 5th Street. This property does <br />not meet the schedule minimum lot area of 6,000 SF. The applicant is requesting a variance <br />of 934.6 square feet to allow the construction of a home on a 5,065.4 SF lot. <br />B. A variance of Section 9-200 (1) of the Zoning Ordinance which provides as <br />follows: <br />9-200 (1): <br />(1) Schedule minimum lot widths- Residential districts. <br />2F minimum lot width- 60 FT <br />The applicant is proposing to reconstruct a home on a lot 53.32 foot wide. The applicant is <br />requesting a 6.68 foot variance in width. <br />C. A variance of Section 9-301 (1) of the Zoning Ordinance which provides as <br />follows: <br />9-301 (1): <br />(1) Schedule minimum lot depths- Residential districts. <br />2F minimum lot depth- 100 FT <br />The applicant is proposing to reconstruct a home on a lot 95 foot deep. The applicant is <br />requesting a 5 foot variance in depth. <br />Public hearing was declared open. <br />A.W. Clem spoke in favor of the petition, stating that the subject property had plenty of <br />room for a new home and would be an excellent improvement to the street and <br />recommended the approval of the petition. <br />No one spoke in opposition. <br />
