Public hearing was declared closed. <br />Motion was made by Louise Hagood, seconded by A.W. Clem to approve the 934.6 square <br />foot variance, the 6.68 square foot variance, and the 5 foot variance. Motion carried 5-0 <br />once. <br />5. Public hearing to consider and take action on the petition of Patricia Adams on Lot 19, <br />Block 2 of Town North Estates, being located at 2910 Ridgeview Rd. <br />The petition requests a variance of Section 9-502 (2) of the Zoning Ordinance which <br />provides as follows: <br />9-502 SPECIAL FRONT YARD REGULATIONS: <br />2. "Where a building line has been established by plat or ordinance and such line <br />requires a greater or lesser front yard setback than is prescribed by this ordinance <br />for the district in which the building line is located, the required front yard shall <br />comply with the building line so established by such ordinance or plat." <br />The applicant is proposing to construct a detached carport in the area defined as the front <br />yard at 2910 Ridgeview Road. The survey plat of the subject property, called Town North <br />Estates Part 2 Final Plat, provides a 30 foot setback to the building line along Ridgeview <br />Road. The proposed carport will extend 21 foot into the setback. The applicant is <br />requesting a variance of 21 foot to construct the carport. <br />Public hearing was declared open. <br />Tommy Harris resides at 2850 Ridgeview Rd, and spoke against the petition, as he lives <br />directly next door to the subject property and doesn't believe a carport would be fitting for <br />the area. <br />Bruce McMonigle resides at 2835 Ridgeview Rd, and spoke against the petition. He has <br />lived at this residence for 40 years and stated that there was a deed restriction on the home <br />about carports because it could potentially depreciate the value of the home. <br />Sherry Washington resides at 2845 Ridgeview Rd. and spoke against the petition. She <br />stated that a carport could potentially be used for storage, and disapproves. <br />Carla Easton, City Engineer, spoke against the petition as it would not be consistent with <br />the integrity of the neighborhood and recommends the petition is denied. <br />Public hearing was closed. <br />
