Although this is not a part of zoning, by way of information, the developer has also provided a <br />preliminary drawing indicating a donation of right-of-way on the southern side of the site for a <br />future city street consistent with the recently adopted future thoroughfare plan. <br />Public hearing declared open. <br />Barbara Partridge, 2520 Ridgeview Rd. states her property backs the subject property and she <br />is one house away from 25th Street NE. She wants to know if there is a guarantee that it's going <br />to be duplexes and triplexes, one-story, because there is a difference between a duplex and an <br />apartment building and once it's changed to multi -family that opens it up for both. <br />Commissioner Q'Bryan states the way the site plan is drawn now it is only one level. Carla <br />Easton, City Engineer advised that multi -family can go up to three levels. Partridge states the <br />site plan can be changed at any time if the zoning is changed. Partridge further states she is <br />concerned about the traffic change and wants to know what it is going to do to their property <br />value. She states there are about eleven properties that back up to this property and there is <br />nothing to ensure that the developers will not build apartments. Partridge states there is already <br />a drainage problem in that area and they have some major concerns. <br />Chris Fitzgerald, on behalf of 903 Development Co LLC states the zoning change they are <br />requesting would allow upward to apartment buildings but by no means are they going to do <br />that. Fitzgerald states the site plan submitted is what they plan to do and it will be broken into <br />14 lots to build quadplexes in stages starting with infrastructure. They are working with Hayter <br />Engineering Firm and have already invested in this project with what they tentatively plan to <br />do. Fitzgerald advised they have a contract on this property dependent on the zoning change. <br />He states this development would be very similar to what is already in this area, single story <br />with brick veneer. Fitzgerald states this would be an upscale development. <br />Charles Grigsby, 2510 Ridgeview Rd. states there is a lot of traffic on the weekends in this area <br />with cars, trucks and motorcycles racing down the street so this development will bring in more <br />traffic. Grigsby is concerned about safety and asks that the commission deny this petition. <br />Dee Martin, 2640 Ridgeview Rd. states she has been in this neighborhood for fifteen years and <br />will be retiring from Paris ISD in December. She states most of her neighbors are retired and <br />this development would disrupt this neighborhood. Martin states her chain link fence is all that <br />separates her from this property and she is very opposed to this petition. <br />
