Public hearing declared closed. <br />Motion was made by John Lee, seconded by Rick Hundley to approve the zoning change from <br />a Commercial District (C) to a Commercial District (C) with a Specific Use Permit (SUP) for <br />a Self -Service Storage Facility. Motion carried 7-0. <br />5. Public hearing to consider and take action regarding the petition of the City of Paris, Texas <br />to update Zoning Ordinance No. 1710 of the City of Paris, Texas, specifically modifying <br />regulations for Accessory Residential Dwelling Units. <br />Godwin advised this has been on the agenda for discussion previously regarding Section 13 of <br />the zoning ordinance regulating accessory buildings within the city. Since the December <br />meeting, based on commission input Godwin advised he restricted placement of a separate <br />driveway and limited the size of the accessory to no more than 35% of the size of the <br />primary dwelling. City recommends approval of the attached ordinance to the city council. <br />Flowers states he only has a problem with where it says no covered parking allowed. <br />Godwin advised the reason for it is that you don't want it to be like a real house and that <br />would be no separate water meter, sewer, driveway or car port. The accessory building <br />would be dependent on the main structure. O'Bryan states the language needs to be <br />changed so the main structure and accessory dwelling unit can be built concurrently. Lee <br />states a lot of the verbiage here are solutions for problems that he hasn't really become <br />aware of. He is not comfortable that we will have it that well done when we really don't <br />know what the magnitude of the bulk of the issues will be. He is open for more discussion. <br />Godwin advised he doesn't want to wait until the next problem arises before this issue is <br />addressed. <br />Public hearing declared open. <br />No one spoke in favor nor against. <br />Public hearing declared closed. <br />Motion was made by Mihir Pankaj. Seconded by Chad Lindsey to approve the adoption of <br />ordinance Section 13. Accessory Building Regulations sub -section 13.102 Regulations for <br />Accessory Residential Dwelling Units with noted revisions to item H.1. by changing the <br />language to concurrent construction of both a primary and accessory dwelling unit, as well as <br />change the language on item J to include (1) covered parking space per resident and eliminating <br />item K. Motion carried 7-1 with John Lee in opposition. <br />
