4, Consideration of and action on the Preliminary Plat of Part of Lot 39 and all of 45, 46, 47, <br />48, 49, City Block 160 of the Bedford Addition, being located at 929 SE 3rd Street. <br />Easton states Kenneth and Cheri Bedford own 1.48 acres comprised of 6 separate lots called <br />City Block 160, Lots 39, 45, 46, 47, 48, and 49, located in the 900 block of 3rd St SE. They <br />propose to combine the 6 lots into a single lot and construct an accessory structure. The <br />property is currently zoned Two -Family Dwelling District (217). The owners have <br />submitted a preliminary plat and a final plat of the property. Water service and sewer <br />services are available along 3rd SE. It appears that the plat complies with the City of Paris <br />subdivision regulations. <br />Motion was made by Chad Lindsey, seconded by Rick Hundley to approve the Preliminary <br />Plat. Motion carried 7-0. <br />5. Consideration of and action on the Final Plat of Part of Lot 39 and all of 45, 46, 47, 48, <br />49, City Block 160 of the Bedford Addition, being located at 929 SE 3rd Street. <br />Easton states same comments and recommends approval of the Final Plat. <br />Motion was made by John Lee, seconded by Mihir Pankaj to approve the Final Plat. <br />Motion carried 7-0. <br />6. Consideration of and action on the Preliminary Plat of Lot 1, Block of the Stephens <br />195 Addition, being located in the 3900 Block of FM 195. <br />Easton states Jerry and Lynda Stephens own 1.310 acres of an 11.391 acre tract described <br />as A7 W Askins survey, Tract 51, located in the 3900 block of FM 195. They propose to <br />subdivide the 11.391 acres and construct a single family home on 1.310 acres. The property <br />is currently zoned Agricultural District (A). The owners have submitted a preliminary plat <br />and a final plat of the property. Water service is available along FM 195. Sewer <br />infrastructure is not available in the arca, however the lot size is adequate to accommodate <br />and alternative sewer system. It appears that the plat complies with the City of Paris <br />subdivision regulations, subject to the following revisions: <br />1. Show the building setback line at a minimum of 35' from property line. <br />2. Provide the minimum finished floor elevation for all structures. <br />
