"Chapter 28.5—SMALL HOMES AND SMALL HOME PARKS <br />"Small home means a cottage or bungalow consisting of a single story, construct <br />with a permanent foundation, and meeting all other requirements of the building codes <br />place at the time of its construction, unless otherwise provided herein. Small homes sh <br />be a minimum size of 700 square feet and may not exceed 999 square feet in size. <br />"Small home park means a residential land use in which multiple small homes as <br />defined herein are placed on a single lot approved under the city's subdivision regulations. <br />117114700=101WO <br />"Small homes shall be permitted only within the Single Family -3 (SF -3) zonirfl, <br />district with a specific use permit (SUP) or as part of a small home park, which may <br />c <br />allowed within the SF -3, Light Industrial (LI), and Heavy Industrial (HI) zoning distri <br />with an SUP, or within a Planned Development (PD). <br />"Sec. 28.5-16 Site plans. <br />"A developer of a small home park shall submit a preliminary site plan showing <br />shape, area and size of the site, distance to street intersections, north point, general <br />topography, location and grouping of lots and accessory buildings, walks, streets, <br />driveways and parking areas. Exhibits to the site plan must be sufficient to permit a <br />t4waim-A "_1 " as�mw& ;,Af kum b*?;k*ig, <br />appropriate zoning for the Small Home Park, the developer shall submit a final site plan for <br />the development of the property showing, in addition to information required on the <br />preliminary plan, the location, extent and nature of all improvements, both permanent and <br />temporary, proposed on the property, including a complete grading and drainage plan <br />showing existing and proposed contours, including those on adjacent properties, finished <br />floor pad elevations, and all existing and proposed drainage structures and contours. <br />"The density of the park shall be no less than five (5) or more than twelve (12) Small <br />Home units per gross acre of land.
