"(f) All internal driveways, entrances, service drives and parking areas not <br />required for fire apparatus access shall have a minimum surfacing of four - <br />inches of crushed stone (maximum pi of 12), gravel, or other appropriate <br />durable material compacted to maximum practical density and two coats of <br />penetration asphalt and shall have a four -inch high 30 -inch wide raised curb <br />and gutter of concrete. All drive areas intended to provide fire access shall <br />be asphalt or concrete to be approved by the city engineer. The developer <br />shall bear the total costs and maintenance of all such improvements, <br />including curb and drainage structures that may be necessary. <br />"Sec. 28.5-21 Screening fence required. <br />"A screening fence with a minimum height of six (6) feet shall be provided along all <br />property lines not exposed to a dedicated public street as indicated on the development <br />site plan. This requirement can be waived if natural or man-made physical features create <br />an adequate separation. <br />"Sec. 28.5-22 Commons area required. <br />"A commons area equal to not less than eight percent (8%) of the gross area of the <br />Small Home Park shall be devoted to recreational facilities, commonly accessed public <br />spaces such as trails and common lawns, and shall generally be provided in a central <br />location." <br />Section 4. The City of Paris Zoning Ordinance No. 1710 Sec. 8-101, "Primary <br />Residential Uses," shall be amended as set forth in Exhibit A„ which is incorporated by <br />reference as if fully set forth herein. <br />Section 5. The City of Paris Zoning Ordinance No. 1710 Sec. 8-106, "Retail and <br />Service Type Uses," shall be amended as set forth in Exhibit B,, which is incorporated by <br />reference as if fully set forth herein. <br />Section 6. The City of Paris Zoning Ordinance No. 1710 Sec. 8-201 in Sec. 8-200, <br />"Special Definitions and Explanations Noted in Use Regulations," shall be amended by <br />adding items 96-99 as set forth below: <br />"96. Mobile Food Unit (Food Truck)—An operational motor vehicle and/or <br />enclosed trailer from which food and associated non-alcoholic <br />beverages are prepared, served and/or sold on private property for a <br />period of time which exceeds 60 minutes or two instances of 30 <br />minutes each day. This definition shall also apply to any seating, <br />garbage and/or recycling containers, gear or equipment that is <br />associated with the food truck's operation. <br />12 <br />
