10. Consideration of and action on the Preliminary Plat of Lots 24, 25, 26, Block A of the <br />The Hills Addition Phase VI, located in the 3600 Block of Summerhill Dr. <br />Easton states owner is proposing to subdivide the property into three residential estate <br />lots. There are several comments on the plat. This addition will require Summerhill Drive <br />to be extended as well as water lines, sewer lines and some channel improvements. <br />Easton recommends approval with the following revisions: <br />1. Show the City Limit line. <br />2. Provide drainage easements for channelized surface drainage, and provide a storm <br />sewer plan to accommodate flows from developable lots. <br />Provide minimum finished floor elevation for each lot, and approximate location <br />of building pad for lots with cross drainage. <br />4. Increase property line radii around the cul-de-sac to accommodate parkway width. <br />5. Identify trees to be removed. <br />6. Label the width of street Right -of -Way, and utility easements. <br />7. Consider extension of street to property line in lieu of cul-de-sac. <br />Flowers asked Mr. Brown if he had any input. Wayne Brown states they are trying to <br />clean up what they have there. This is a dead end street and they are trying to put in a cul- <br />de-sac to clean it up. They are not planning any large development but rather estate lots. <br />Motion was made by Sims Norment, seconded by John Lee to approve this item with <br />City Engineer recommendations. Motion carried 7-0. <br />11.
