Motion was made by Keith Flowers, seconded by Sims Norment to approve this item <br />with City Engineer recommendations. Motion carried 7-0. <br />8. Consideration of and action on the Preliminary Plat of Lot 1, Block of the Modern <br />Pyramids Addition 170-C, located at 2735 S Church Street. <br />Easton states the owner is proposing to develop the lot into a convenience store with a <br />Taco Casa drive through restaurant. The water main serving the lot is of a substandard <br />size and cannot support the development needs. The owner will extend an 8" water main <br />through the lot as part of the required improvements. Sewer is available to serve the site <br />along Church St. It appears that the preliminary plat complies with the City of Paris <br />subdivision regulations and she recommends approval subject to the following revisions: <br />Provide a drainage plan showing detention requirements or accommodations. <br />2. Provide a 10' utility easement along the frontage of Church Street and Loop 286. <br />3. Provide off-site easements as necessary for construction of the water line <br />improvements. <br />Motion was made by Keith Flowers, seconded by John Lee to approve this item with City <br />Engineer recommendations. Consideration of and action on the Preliminary Plat of Lots 4, 5, 6, 7, Block A of the <br />Lamar Business Park Phase HAddition, located in the 600 Block of NE Loop 286. <br />Easton states the owner is proposing to subdivide the tract into 4 lots, creating lots 4, 5, 6 <br />and 7 of the Lamar Business Park Phase 2 addition. The property is currently zoned <br />Commercial. The owner has submitted a preliminary plat of the proposed subdivision. <br />Water service is available along Loop 286, along with street access to the frontage road. <br />An 8" sewer main shall be extended to serve the proposed lots, by the developer. Easton <br />recommends approval subject to the following revision: <br />Provide minimum finished floor elevations on all proposed lots. <br />Motion was made by Mihir Pankaj, seconded by John Lee to approve this item with City <br />Engineer recommendation.
