Consideration of and action on the Preliminary Plat of Lots 1, 2 and 3, Block A of the <br />Church Street Bungalow 158-A Addition, LOAD Property ID 16573, located in the 1100 <br />Block of Church Street. <br />Easton states the owner has submitted a preliminary and final plat of the property providing <br />for three lots. It appears that city water is available from a 2" main along Long Avenue, <br />and a sewer extension will be required to serve lots 2 and 3 as part of the development. <br />Each lot will have access to Long Avenue by separate driveways. It appears that the plat <br />complies with the City of Paris subdivision regulations with the following revisions: <br />1. Provide side build lines of a minimum 5' from the property line on each lot. <br />2. Sewer service is not available to lots 2 and 3, and will be required as part of the <br />development. A guarantee of construction will be required at time of permit. <br />3. Note that the lot depth was approved by variance to the ordinance on August 4, <br />2020 by the Zoning Board of Adjustment. <br />A motion to approve this item with noted revisions was made by Chad Lindsey, seconded <br />by Clifton Fendley.
