11. Review and discuss an amendment to the Zoning Ordinance regarding residential uses in <br />General Retail and Commercial zoning districts. <br />Easton states that City Council requested the P&Z Commission review and consider an <br />amendment to the zoning ordinance that would allow residential uses in Commercial and <br />General Retail zoning districts, specifically where the structures were originally built as <br />residential homes. Three options were presented to the commission and direction was <br />provided to staff to proceed with a draft ordinance. <br />12. Review and discuss an amendment to the Zoning Ordinance regarding a new definition <br />for vehicle storage facilities, adding it as a land use, and determining the permissible <br />zoning districts far this use. <br />Easton states that staff was approached about a proposed development for a vehicle <br />towing business with an onsite vehicle storage yard. These facilities are highly regulated <br />by the Texas Department of Licensing and Regulations (TDLR), as well as Chapter 35 of <br />the city ordinance. However, the most similar land use provided in the Zoning Ordinance <br />is Wrecking/Salvage Yard, which is only allowed in Heavy Industrial zoning districts <br />with a Specific Use Permit. A new land use is needed in order to differentiate between a <br />vehicle storage lot and a wrecking yard. Easton presented a new land use for vehicle <br />storage facilities for consideration. The commission discussed the use and provided <br />direction for the draft ordinance. <br />13.
