Item No. 10 <br />TO: Mayor and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Replat of Lot 1R, Block A of the Pee Wee Addition <br />DATE: May 24, 2021 <br />BACKGROUND <br />At its meeting held on May 3, 2021 the Planning & Zoning Commission unanimously <br />recommended approval of this request as recommended with the staff recommended conditions of <br />approval. The surveyor has since indicated that the Trunk Highway contains the required 80 ft. of <br />ROW, but was asked to verify this information and show the total ROW width on the revised plat <br />before final recording. The Planning Report for this case is attached. <br />RECOMMENDATION <br />Staff recommends approval of the requested replat, subject to the following conditions: <br />1. The plat shall be revised to provide for additional ROW dedication of the trunk highway on <br />Main if the parcel frontage lacks a minimum of 40 feet from the road centerline along N. <br />Main. The entire street ROW width and the centerline shall be shown on the replat. <br />2. The applicant shall show the planned sidewalk in the ROW on the replat and shall construct <br />the sidewalk prior to issuance of a CO for the new building. <br />3. The site shall be limited to a single driveway access to N. Main. <br />4. Contractors shall obtain a permit to work in the ROW from TxDOT. <br />5. Applicant shall dedicate a 20 ft. utility easement along the southern property line for <br />underground utilities, unless a different dimension is required, as requested by ONCOR. <br />6. The surveyor shall provide a closure report prior to release for recording of the replat. <br />
