Miles Subdivision, LCAD <br />Property ID 17005, located at 1415 SE 6t" Street. <br />MTG. DATE: August 23, 2021 <br />BACKGROUND <br />At its meeting held on August 2, 2021 the Planning & Zoning Commission unanimously approved <br />the revised preliminary plat and recommended approval of the final plat for the new duplexes being <br />constructed on Sycamore St. <br />Russ Davis requested approval of a revised preliminary and a Final Plat to facilitate the lot <br />divisions and sale of the lots on Sycamore Street and the construction of a new residence replacing <br />the home at 1415 6th Street. The preliminary plat for the project was approved by the Planning <br />Commission on May 3, 2021 with the following 5 conditions: <br />1. The cul-de-sac pavement width shall show a minimum 100 ft. diameter at the ROW line. <br />2. The fire hydrant shall be relocated to the immediately east beginning point of the cul-de-sac. <br />3. The applicant shall provide engineering plans for the water, sanitary sewer, and roadway <br />improvements for Bella Vista Drive for approval by the City Engineer prior to submission <br />of the final plat and before approval of a construction permit. <br />4. The applicant shall provide for an overall grading and drainage plan to be reviewed and <br />approved by the City Engineer prior to submission of a final plat and before approval of a <br />construction permit. <br />5. Applicant shall show 10 ft. franchise utility easement along all street frontages as requested <br />by ONCOR. <br />The developer has been unable to complete engineering plans for the public improvements and <br />drainage associated with the proposed new cul-de-sac street. Therefore, the revised final plat <br />shows this area as an "Outlot" in the development; meaning that a new final plat will have to be <br />processed as a second addition before any construction can be permitted along 8th Street. This <br />engineering will be worked on following approval of this first phase of the plat and a drainage <br />Page 1of2 <br />
