As follow up to the previous denied <br />rezoning, code enforcement measures were undertaken to remove the unapproved <br />occupancy of the accessoryl structure and the property was cleaned up from illegal <br />outdoor storage and junk ini the yard. Following these successful enforcement efforts, the <br />property subsequently changed ownership. There is higher density dwellings surrounding <br />this area and with that staff recommends approval of the rezoning from SF -2 to MF -1. <br />The public hearing was declared open. With no one speaking, the public hearing was <br />declared closed. <br />A motion was made by Sims Norment, seconded by Francine Neeley to approve the <br />zoning change. Motion carried 5-0. <br />5. Public hearing to act on a petition by the City of Paris to adopt an ordinance amending <br />the zoning map for the Brownwood Addition from a Multi -Family Dwelling District No. I <br />(MF -1) to a One -Family Dwelling District No. 2 (SF -2). <br />Mack states this is the third round for hearing. The Brownwood Subdivision is zoned MF -1 and <br />under the Future Land Use Map this area is guided for Low Density Residential. The current land <br />uses are all single-family homes. The land area to the North and West is all guided for Low <br />Density Residential. These large undeveloped surrounding areas are all zoned SF -2 with the <br />exception of 3.6 acre Davenwick parcel which is zoned MF -2 and the Paris Elks Lodge which is <br />zoned Agricultural. The large undeveloped land areas to the East and South is also guided for <br />Low Density Residential and zoned Agricultural. Extensive public input has been received on this <br />case on both the first and second rounds of hearings. Staff recommends approval Brownwood <br />Subdivision rezoning to One -Family Dwelling District No. 2 (SF -2). <br />The public hearing was declared open. <br />Angie Gifford, homeowner in the Brownwood Addition, asked that the commission consider <br />approving this zoning change to protect their asset. <br />The public hearing was declared closed. <br />A motion was made by Sims Norment, seconded by Francine Neeley to approve the zoning change. <br />Motion carried 5-0. <br />6. Consideration of and action on the Final Plat of Lot 1, Block,4 of the Striker Addition CB <br />296, LCAD Property ID 18566, located at 3415 Lamar Ave. <br />Mack states the First Assembly of God Church requested approval of a Final Plat to <br />facilitate the lot division and sale of the former gymnasium building for the construction <br />of a new Wendy's Restaurant in this location. The preliminary plat for the project was <br />
