The developer shall' extending the water line main approximately 190ft across the <br />front of the property to the SE corner for future extension and looping of the City's <br />water main. <br />2. Final approval of site civil plans prior to issuance of a building permit. <br />A motion was made by Tylesha Ross, seconded by Francine Neeley to approve the final plat. <br />Motion carried 5-0. <br />7. Consideration of and action on the Revised Preliminary Plat of Lots 1-12, Block 188 of <br />the J C. Miles Subdivision, !LOAD Property ID 17005, located at 1415 SE 6th Street. <br />Mack states he will make this presentation to cover both agenda items for preliminary <br />and final plat. Russ Davis requested approval of a revised preliminary and a final plat to <br />facilitate the lot divisions and sale of the lots on Sycamore Street and the construction of a new <br />residence replacing the home at 1415 6' Street. The preliminary plat for the project was approved <br />by the Planning Commission ,on May 3, 2021 with 5 conditions. The developer has been unable <br />to complete engineering plans for the public improvements and drainage associated with <br />the proposed new cul-de-sac street. Therefore the revised preliminary and final plat are <br />showing this area as an "Outlot'in the development meaning that a new final plat will <br />have to be processed as a second addition before any construction can be permitted along <br />8d' Street. This engineering will be worked on following approval of this first phase of the <br />plat and a drainage plan before building permits can be issued for lots 1-11 along the <br />North side of Sycamore and on 6t1i Street in order to address drainage issues in this <br />location. The developer is also planning to reconstruct Sycamore Street once the water & <br />sewer service lines are extended to the 10 new lots on the North side of the street. <br />Imposing these engineering requirements prior to the 2nd phase and building permits to <br />determine finished floor elevations prior to issuance of building permits will provide the <br />City with sufficient assurance that conformity with required infrastructure improvement <br />standards will be met. A proper drainage plan will be approved before any further home <br />construction in the plat occurs. Staff recommends approval of the revised preliminary plat and <br />the final plat subject to the following conditions: <br />1. The applicant shall provide engineering plans for the water, sanitary sewer, and roadway <br />improvements for the future Bella Vista Drive Cul -de -Sac for approval by the City <br />Engineer prior to submission of the final plat and before approval of a construction permit. <br />2. A grading and drainage plan for the entire plat, including finished floor elevations for lots <br />1-11, shall be approved by the City Engineer prior to issuance of any building permits. <br />
