Signed and sealed civil drawings (e.g. paving, grading, drainage, water) should be submitted prior to approving <br />the final plat. <br />2. Final plat should not be approved until after AAA Mini Storage Addition Lot 1 Block is replated. <br />a. At this time, the reference on this place should be updated. Reference currently says "in Replatting <br />process". <br />b. This replat will provide official access to the Downs Addition and adjust property line to include <br />buildings. <br />3. Existing and proposed utilities should be shown and labeled. <br />4. Floodplain boundary must be shown. <br />5. An updated site plan should be submitted with final plat. <br />a. This will allow City to see proposed storage layout and fire lanes. <br />b. Culverts shown on plat, do not match culverts shown on site plan submitted. <br />6. This plat is over 3 -acres so contours should be shown. <br />7. There needs to be an access easement shown for the southern property. <br />8. Include fire protection note. <br />9. Include water/sewer service to be provided by owner note. <br />10. Include Hansen -Moore Firm #. <br />11. Include smaller inset map showing existing dedicated streets/ROWs <br />a. Chapter 9, Exhibit A, IV (5). <br />12. "Preliminary Plat for Inspection Purposed Only" note covers a portion of the metes and bounds description. <br />a. This note should be relocated so as to not cover other text. <br />Final Plat <br />1. Address all preliminary plat comments. <br />2. Show minimum finished floor elevations for storage units. <br />3. Closure Report <br />4. Signature block for Mayor should be "Accepted" not "Approved" <br />Thank you, <br />Chris Donnan, P.E.
