The public hearing was declared open. With no one speaking the public hearing was <br />declared closed. <br />A motion was made by Sims Norment, seconded by Tylesha Ross -Mosley to approve the <br />zoning change. Motion carried 6-0. <br />5. Consideration of and action on the Final Plat of the Brown 294 Addition, Lot 1, Block A, <br />LCAD Property ID 185078, located at 426 NE 30th. <br />Mack states at the P&Z meeting held on September 7, 2021, the Commission approved a <br />Preliminary Plat for the Brown 294 Addition. The applicant has now requested approval <br />for the final plat. The subject property was recently rezoned to Neighborhood Service for <br />a hair salon. The site contains .688 acres. All minimum lot size requirements for the plat <br />are met and all setbacks can also be met. Upon submission of the final plat, it was <br />determined that condition number 2 of the preliminary was not satisfied by including the <br />additional required 5 feet of ROW dedication along 30th St. The additional items are also <br />detailed in the engineering report. Given the fact that it is a relatively easy thing for the <br />surveyor to do, staff is comfortable with recommending approval of the final plat provided <br />it can be added prior to release for recording and issuance of a building permit. <br />Staff recommends approval of the Final Plat, subject to the following conditions: <br />1. The existing utilities adjacent to the site shall be added to the preliminary plat. <br />2. A total of five (5') shall be dedicated as street right-of-way (ROW) along the entire <br />frontage of 301i St. NE upon the final plat prior to release for recording and issuance <br />of a building permt. <br />3. A new fire hydrant shall be installed along the Pine Mill frontage prior to issuance <br />of a Certificate of Occupancy (CO) for the new building constructed on the <br />property. <br />A motion was made by Clifton Fendley, seconded by Michael Mosher to approve the final plat <br />with noted conditions. Consideration of and action on the Final Plat of the Pshigoda Collegiate Addition, Lot 1, <br />Block A, LCAD Property ID 128536, located at 2170 S Collegiate Dr. <br />Mack states that at the meeting held on April 5, 2021, the Commission approved a <br />Preliminary Plat for the Pshigoda Collegiate Addition. The applicant has now requested <br />approval for the final plat. The subject property involves the land being developed for the <br />land area located at 2170 S Collegiate Dr. & Jefferson for the new construction of 40 new <br />duplex apartments. The subject property was recently rezoned to MF -1. The site contains <br />1) <br />
