1. The zoning notation on both the preliminary and final plat shall be updated <br />prior to release of the final plat for recording. <br />2. A civil site plan showing on-site grading & drainage plans and all other civil <br />site improvements be provided by the developer prior release of the final <br />plat for recording and issuance of a building permit. <br />3. The physical features show on the final plat shall be removed and a revised <br />plat submitted prior to final release for recording. <br />A motion was made by Michael Mosher, seconded by Sims Norment to approve the preliminary <br />plat with noted conditions. Motion carried 6-0. <br />10. Consideration of and action on the Final Plat of the Bray Addition, Lot 1, Block A, LCAD <br />Property ID 18178 and 18179, located at 2354-2356 E Cherry Street. <br />Mack states this is the same plat and comments for the final. Staff recommends approval <br />with noted conditions. <br />A motion was made by Sims Norment, seconded by Francine Neeley to approve the final plat <br />with noted conditions. Motion carried 6-0. <br />11. Consideration of and action on the Preliminary Plat of the HTEAO Addition, Lots I and <br />2, Block A, LCAD Property ID 402602, located at 2900 Lamar Ave. <br />Mack states the applicant requested preliminary and final plat approval for the construction <br />of a new drive-thru tea but business. The subject property is zoned GR. The site is <br />approximately 1. 19 acres. The minimum lot dimension requirements for the plat are met <br />and all setbacks can be met. A private driveway is planned for access to the business <br />parking and drive areas and all utilities to be provided on-site will be private. A number of <br />conditions are needing to be addressed for both the preliminary and final plats which still <br />need to be met prior to release for recording and development of the site. Staffrecommends <br />approval of both the Preliminary and Final Plats, subject to the following conditions: <br />1. A civil site plan showing on-site grading & drainage plans and all other civil <br />site improvements be provided by the developer prior release of the final <br />plat for recording and issuance of a building permit. <br />2. An access easement shall be provided affording access to Lot 2 over and <br />across Lot 1 prior to release for recording of the final plat. <br />3. A twenty-four (24') access easement shall be provided from the new <br />driveway location along the north boundary line to the northeast corner <br />(NEC) of the property for fire lane access purposes. <br />4. The sewer line location in Lamar Avenue shall be verified and revised on <br />the preliminary plat. <br />
