B. The requested change in zoning from SF -2 to 2F would permit the construction of a two- <br />family dwelling on this lot surrounded by single-family residences and would result in a <br />non -cohesive land use pattern along this one (1) block stretch of 26th Street NE and has <br />the potential to negatively impact the neighborhood character of the immediate <br />surrounding area. <br />Section 3.
