The minimum lot dimension requirements for the plat, if it were in the city limits, would <br />be met. All other building permit and zoning requirements, however, do not apply to the <br />City's ETJ area. Septic systems are planned for the development with water service being <br />provided from the Lamar County Rural Water District. Minor revisions for the submission <br />requirements for approval of the preliminary & final plats can still be met and must be met <br />by the applicant prior to release of the final plat for recording. <br />Staff recommends approval of the Preliminary and Final Plats with the following <br />conditions: <br />1. The contours shall be shown on the preliminary plat prior to approval of the final <br />plat. <br />2. The Right -of -Way (ROW) width for County Rd. 32500 shall be shown on both the <br />preliminary and final plat. <br />3. The waterline main location and dimension on County Rd. 32500 shall be shown <br />on the preliminary plat prior to approval of the final plat. <br />4. A note shall be added to both the preliminary and final plat stating that the water <br />service to the development shall be provided by the Lamar County Rural Water <br />District. <br />A motion was made by Sims Norment, seconded by Francine Neeley to approve the preliminary <br />plat with noted conditions. Motion carried 5-0. <br />5. Consideration of and action on the Final Plat of the Chadwick Addition, Lots 1-6 of, Block <br />A, Lots 1-6 of Block B, Lots 1-4 of Block C, LCAD Property ID 402159, located at 530 CR <br />32500. <br />Mack states this is the same subject and comments for the final plat. Staff recommends <br />approval with noted conditions. <br />A motion was made by Clifton Fendley, seconded by Chad Lindsey to approve the final plat with <br />noted conditions. Motion carried 5-0. <br />6. Consideration of and action on the Preliminary Plat of the East Side Storage Addition, Lot <br />IR, Block A, LCAD Property ID PT of 50982 and all of 127856, located at 350 NE 461 <br />Street. <br />Mack states the subject plat application for the East Side Storage involves approximately <br />2.9 acres of a believed larger 6.4 acre parent parcel, according to the Lamar County Parcel <br />Records. The property is located at the NE quadrant of Lamar Avenue & 46th Street NW. <br />A smaller portion of the land area was recently approved as a preliminary and final plat by <br />the City described as containing approximately 3.5 acres.
