2. The preliminary plat and site civil construction engineering plans shall be revised, <br />prepared and approved by the Paris City Engineer prior to commencing any site <br />construction for the project. <br />3. The name of the new roadway for the collector street shall be named prior to <br />submission and approval of the final plat. <br />4. A sidewalk shall be constructed along the south side of the new collector street from <br />the intersection of the new TH 271 intersection to the most easterly bus drive lane <br />in accordance with the City's sidewalk design requirements under Section IX -J <br />Design of Improvements of the City's Subdivision Ordinance. <br />A motion was made by Chad Lindsey, seconded by Tylesha Ross -Mosley to approve the <br />preliminary plat with noted conditions. Motion carried 5-0. <br />12. Consideration of and action on repealing the Preliminary Plat approval of the Stone Ridge <br />Estates Addition Phase 10, Lot 40 of Block A, Lots 8-10 of Block D, Lots 2-8 of Lot E, <br />LCAD Property ID 402032 at its September 7, 2021 P&Z meeting. <br />Mack states the applicant requested preliminary plat approval for the construction of public <br />improvements on Phases 10 & 11 of the Stone Ridge Estates. Phase 10 was approved by <br />the P&Z on 9/7/21, but given the fact that a portion of the public improvements are <br />proposed to be constructed beyond the limits of Phase 10, the applicant Mark Cunningham <br />has agreed to submit a revised preliminary plat to include both phases. Therefore, the <br />original preliminary plat approval for phase 10 will need to be repealed. <br />A motion was made by Clifton Fendley, seconded by Sims Norment to repeal the preliminary <br />plat. Motion carried 5-0. <br />13. Consideration of and action on the Preliminary Plat of the Stone Ridge Estates Addition <br />Phase 10 and 11. Phase 10 consists of Lots 8-12 of Block D, Lots 2-10 of Block E, and <br />Phase 11 consists of Lots 40-44 of Block A, LCAD 402032. <br />Mack states the subject property phases were recently rezoned by the City from Ag to SF - <br />1 & SF -2 Districts based upon the corresponding lot sizes in the preliminary plat. This <br />permits the home construction on both size lots which will include water & sewer services. <br />The total acreage including both phases will consist of approximately 29 acres and 19 new <br />home lots. The minimum lot dimension requirements for the plat for each zoning district <br />are met and all setbacks can be met. The streets, water, sewer and stormwater <br />improvements will be completed following approval of the revised preliminary plat once <br />civil construction plans are approved by the City Engineer. Those lots where the utilities <br />and street construction are completed will be brought back by the developer for final plat <br />approval once constructed, inspected, and approved for acceptance by the City.
