Public hearing to consider and take action regarding the petition of Laurie <br />Murphy on behalf of TERN Property Investments, LLC, to amend the Future <br />Land Use Map of the Comprehensive Plan from Low Density Residential <br />(LDR) on Lot 4, and Retail (R) on Lots 5,6,7 to Medium Density Residential <br />(MDR) in the City of Paris, Block 189 —and - <br />B. Public hearing to consider and take action regarding the petition of Laurie <br />Murphy on behalf of TERN Property Investments, LLC, for a change in zoning <br />from a Commercial District (C) to a Multiple -Family District No. 2 (MF2) in <br />the City of Paris, Block 189, Lots 5, 6, 7, located at 1306 Bonham Street- <br />LCAD 17067 — and - <br />C. Public hearing to consider and take action regarding the petition of Laurie <br />Murphy on behalf of TERN Property Investments, LLC, for a change in zoning <br />from a One -Family Dwelling District No. 2 (SF2) to a Multiple -Family District <br />No. 2 (MF2) in the City of Paris, Block 189, Lot 4, located at 35 NW 13th <br />Street- LCAD 17066 <br />DATE: March 28, 2022 <br />BACKGROUND <br />This application involves three agenda items: <br />A. Changing the City's Comprehensive Plan Future Land Use Map (FLUM) for the above two <br />listed parcels from Low Density Residential (LDR) and Retail (R). The proposed change to <br />the FLUM is to assure that the rezoning of property is in accordance with the City's approved <br />Comprehensive Plan. <br />B. Changing one parcel owned by the applicant Tern Property Investments, LLC from <br />Commercial (C) Zoning District to MF -2. <br />C. The last step in the three agenda process of approvals is to rezone the vacant property located <br />at 35 NW 13th to MF -2. The reason for the change is to permit the construction of a third <br />apartment structure on the adjoining property to the North. <br />Page 1 of 2 <br />
