ANALYSIS & FINDINGS <br />• The changing of the area guided to medium density is consistent with a mix of land uses <br />in the immediate surrounding area. <br />• Adequate buffer transition space and improvements will mitigate the impacts upon <br />surrounding single family land use to the north. <br />• The proposed improvements and primary access to the property will be oriented toward <br />Bonham Street thereby further minimizing the impacts on the low density residential <br />development to the north. <br />• Higher density housing can be supported by current roadways and utilities in this <br />immediate area. <br />• The change in zoning from SF -2 to MF -2 will be consistent with the FLUM, as amended. <br />• The change in zoning for the developed properties will allow the current use of the <br />property to become consistent with the zoning. <br />PUBLIC COMMENT INPUTS <br />One land owner response was received in opposition to all three of the requested changes. No <br />one spoke at the P&Z Public Hearing for or against the requested changes. <br />RECOMMENDATION <br />The Planning & Zoning Commission recommended approval of these three zoning changes. <br />Staff recommends approval of the above three zoning changes as set out in agenda items A, B <br />and C, changing the FLUM from LDR to MDR and both rezoning's from C and SF -2 to MF -I. <br />Page 2 of 2 <br />
