Item No. 13 <br />Memorandum <br />TO: Mayor, Mayor Pro Tem and City Council <br />Grayson Path, City Manager <br />FROM: Andrew Mack, AICP Director Planning & Community Development <br />SUBJECT: Consideration of and action on the Final Plat of the Goodrum Addition, Lots <br />1 and 2, Block A, LCAD Property ID 15807 and 15808, located in the 500 <br />Block of SE 1611 Street. <br />DATE: May 23, 2022 <br />BACKGROUND & DISCUSSION <br />The applicant requests approval of a Final Plat. The reason for the platting is for the remodeling <br />conversion construction of an existing garage into a new single family dwelling and construction <br />of a new duplex. Variances are required for approval of the plat and the hearing will be held on <br />6/7/22. On 5/2/22 the P&Z recommended approval with conditions. <br />Recommendation <br />Staff recommends approval of the Final Plat, subject to the following conditions: <br />1. Variances shall be approved by the Paris Board of Adjustment as a condition of <br />Preliminary and Final Plat approval prior release of the Final Plat for recording and <br />issuance of any building permits. <br />Preliminary Plat: <br />2. Pursuant to the City's Zoning Ordinance, Appendix Illustrations, 4. Corner Lot: The <br />setback on the southern end of Lot 2, Block A needs to be a front yard setback, which is <br />25' in this zone. <br />a. The Developer shall modify the plan to include this larger setback, or <br />apply/provide a variance from the City. <br />3. Pursuant to the City's Zoning Ordinance, Section 9 Area Regulations, subsection 301(1): <br />In the (2F) zoning districts the minimum lot depth for residential uses shall be in <br />accordance with the following schedule: 100' <br />a. The Developer shall modify the plan to reorient the "front" of the proposed <br />building in Lot 2 to face south, or apply/provide a variance from the City to waive <br />this requirement. <br />Final Plat: <br />4. A utility easement shall be added to the Final Plat prior to release for final recording, if <br />required by a franchise utility. <br />5. Comments 1 & 2 from the Preliminary Plat notes withstanding. <br />Page 1 of 2 <br />
