DECISION OF THE BOARD OF ADJUSTMENT, CITY OF PARIS, TEXAS <br />RE: Variance Request <br />Cheyney Bryan <br />Parcel 17934 <br />Paris, TX 75460 <br />ACTION REQUESTED: 137" variance to depth requirement. <br />The above -reference request was (grante / denied / granted in part and denied in part) by the City <br />of Paris Zoning Board of Adjustment ("Board") on 6/7/2022 by a vote of in favor of <br />the application and 6,D— against the application with abstaining. On this date, the <br />Board found that the request met the conditions set forth in Area Regulations, Section 9-301(1) of <br />the City of Paris Zoning Ordinance. <br />Appeal: Any interested person wishing to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent with section 211.011 of the Texas <br />Local Government Code. <br />The Board of Adjustment here by approves the variance request based upon the following <br />condition and findings of fact. <br />BOARD CONDITIONS) AND FINDINGS: <br />Conditions <br />1. A new privacy fence in accordance with the fence requirements in Section 4.11 Shall be <br />constructed around the new structure prior to final inspection of the dwelling once <br />constructed. <br />Findings <br />1. The request for variance is harmony with the general purposes and intent of Zoning <br />Ordinance No. 1710, as amended, and will not negatively impact the protection for the <br />adjacent surrounding properties. <br />2. The request is to permit the new construction of a duplex. Duplexes are permitted by right in <br />the <br />
