S. Per the City's Subdivision Ordinance, Section VIII. A, E7, and E14: The city hereby adopts the <br />master thoroughfare plan to provide for the location and size of thoroughfares in the city. The <br />streets of a proposed subdivision shall conform to the general intent of the approved <br />thoroughfare plan. The city shall have the authority to determine final alignment and right-of- <br />way requirements/The City shall have the authority to require proposed developments and <br />subdivisions to extend proposed residential streets and residential street right-of-way to <br />adjacent properties where future development or redevelopment is projected to occur./ <br />Collector streets shall have a minimum width of right-of-way of sixty (60) feet and a minimum <br />paving width of thirty-nine (39) feet, back of curb to back of curb. <br />a. Cherry St is designated as a collector street in the Master Thoroughfare Plan and as such <br />requires that ROW be dedicated to reach 30ft from centerline of the road. <br />RECCOMENDATION: Engineering staff recommends that the preliminary and final plat be denied based <br />on the nature and abundance of issues. <br />
