Fancher by deed dated the 14th day of <br />December, 1984, recorded in Vol. 678, Page 981-984, of Deed <br />Records of Lamar County, Texas; <br />BEGINNING at a point, said point being in the existing <br />South boundary line of said Fancher tract, said point being <br />in the existing North boundary line of Lot 1 in block 10 of <br />the Town North Estates, said point being S 89022' W a <br />distance of 40.1 feet from proposed centerline survey <br />station 14+48.0 of proposed Collegiate Drive, said point <br />also being N 89022' E a distance of 33.1 feet from the <br />existing Southwest corner of said Fancher tract; <br />THENCE N 30 44' E a distance of 52.5 feet, a point, <br />said point being the beginning of a curve to the right whose <br />radius is 1185.92 feet; <br />THENCE in a Northerly direction along said curve to the <br />right a distance of 263.7 feet, a point, said point also <br />being the end of said curve to the right; <br />THENCE N 160 29' E a distance of 48.8 feet, a point; <br />THENCE N 280 31' W a distance of 35.4 feet a point, <br />said point being in the existing North boundary line of said <br />Fancher tract, said point being in the existing South <br />right-of-way line of Loop 286, said point also being S 160 <br />29' W a distance of 70.0 feet from the South lane centerline <br />survey station 201+60.0 of existing Loop 286; <br />THENCE S 730 31' E along the Fancher- Loop 286 common <br />boundary line a distance of 130.0 feet, at 65.0 feet passing <br />through proposed centerline survey station 10+70 of proposed <br />Collegiate Drive, a point; <br />THENCE S 610 29' W a distance of 35.4 feet a point; <br />THENCE S 160 29' Wa distance of 48.8 feet a point, <br />said point being the beginning of curve to the left whose <br />radius is 1105.92 feet; <br />THENCE in a Southerly direction along said curve to the <br />left a distance of 245.9 feet, a point, said point being the <br />end of said curve to the left; <br />THENCE S 30 44' W a distance of 46.4 feet, a point, <br />said point being in the existing South boundary line of said <br />Fancher tract, said point also being in the existing North <br />boundary line of Lot 1 in Block 3 of the Town North Estates; <br />THENCE S 890 22' W along the South boundary line of <br />said Fancher tract a distance of 80.2 feet, at 40.1 feet <br />passing through proposed centerl ine survey station 14+48.0 <br />of proposed Collegiate Drive, to the place of beginning and <br />containing 0.709 acres of land, more or less. <br />
