Hyde and wife, Mary E. Hyde, to <br />Jack W. Denman, Sr. and wife, Charlene Denman, by deed dated <br />the 12th day of September, 1972, recorded in Vol. 539, Page <br />838-839, of Deed Records of Lamar County, Texas; <br />BEGINNING at a point; said point being in the existing <br />North boundary line of said Denman lot, said point being in <br />the existing South boundary line of an original 3.297 acre <br />tract owned by L. C. Fancher, said point being N 890 22' E a <br />distance of 40.1 feet from proposed centerline survey <br />station 14+48.0 of proposed Collegiate Drive, said point <br />also being S 89022' Wa distance of 135.9 feet from the <br />existing Northeast corner of said Denman lot; <br />THENCE S 30 44 W a distance of 85.2 feet, a point said <br />point being in the South boundary 1 ine of said Denman lot, <br />said point also being in the North boundary line of Lot 2 in <br />Block 3 of the Town North Estates owned by W. H. Gunter; <br />THENCE N 860 16' W along the Denman-Gunter common <br />boundary line a distance of 10.0 feet, a point, said point <br />being the existing Southwest corner of said Denman lot, said <br />point being the existing Northwest corner of said Gunter <br />lot, said point being in the existing East right-of-way line <br />of existing Collegiate Drive; <br />THENCE N 030 44' E along the Denman-Collegiate Street <br />common boundary line a distance of 84.5 feet, a point, said <br />point being the existing Northwest corner of said Denman <br />lot, said point being in the existing South boundary line of <br />said Fancher tract; <br />THENCE N 89022' E along the Denman-Fancher common <br />boundary line a distance of 10.0 feet to the place of <br />beginning and containing 0.020 acres of land, more or less. <br />
