AND WIFE, CHARLENE DENMAN <br /> <br />Being a part of Lot 1 in Block 10 of the Town North <br />estates to the City of Paris, same being part of a 54.176 <br />acre tract of land situated in the Hiram Williams Survey, <br />Abst. No. 1003, and the Joseph Leach Survey, Abst. No. 524, <br />conveyed by Harold T. Hyde and wife, Mary E. Hyde, to Jack <br />W. Denman, Sr., and wife, Charlene Denman, by deed dated the <br />12th day of September, 1972, recorded in Vol. 539, Page <br />838-839, of Deed Records of Lamar County, Texas; <br />BEGINNING at a point, said point being in the existing <br />North boundary line of said Denman lot, said point being in <br />the existing South boundary line of an original 3.297 acre <br />tract owned by L. C. Fancher, said point being S 890 22' W a <br />distance of 40.1 feet from proposed center line survey <br />station 14+48,0 of proposed Collegiate Drive, said point <br />also being N 890 22' a distance of 33.1 feet from a point in <br />the existing North boundary line of said Denman lot, same <br />being the existing Southeast corner of Lot 3 in Block 10 of <br />the Town North Estates, same being the existing Southwest <br />corner of said Fancher tract; <br />THENCE N 890 22' E along the Denman-Fancher common <br />boundary line a distance of 10.0 feet a point, said point <br />being the existing Northeast corner of said Denman lot, said <br />point being in the existing West right-of-way line of <br />existing Collegiate Drive, said point being in the existing <br />South boundary line of said Fancher tract; <br />THENCE S 030 44' W along the Denman-Collegiate Drive <br />common boundary line a distance of 89.7 feet, a point, said <br />point being N 860 16' W a distance of 30.0 feet from <br />proposed centerline survey station 15+40.0 of proposed <br />Collegiate Drive; <br />THENCE N 860 16' W a distance of 10.0 feet, a point; <br />THENCE N 30 44' E a distance of 88.9 feet to the place <br />of beginning and containing 0.021 acres of land, more or <br />less. <br />
