<br />PARCEL 4 - EASTFIELD DEVELOPMENT CORPORATION <br /> <br />BEING a part of a 73.53 acre tract of land, situated in <br />the Hi ram Wi 11 i ams Survey, Abst. No. 1003 and the Joseph <br />Leach Survey, Abst. No. 524, conveyed by Ben F. Dodson, Jr., <br />Neely Dodson, Isabell McKinney and Johnny Steward Dodson to <br />Eastfield Development Corporation by deed dated the 22nd day <br />of May, 1978, recorded in Vol. 602, Page 803-805, of Deed <br />Records of Lamar County, Texas. <br />BEGINNING at a point, said point being in the most <br />Westerly North boundary line of said Eastfield tract, said <br />point being the existing Southwest corner of Lot 18 in Block <br />3 of the Town North estates owned by Jack Denman, Jr., said <br />point being in the existing South right-of-way line of <br />existing Collegiate Drive, said point being N 890 12' E a <br />Distance of 31.6 feet from proposed centerline survey <br />station 30+54.3 of proposed Collegiate Drive, said point <br />also being S 89012' Wa distance of 145.4 feet from an <br />inside ell corner of said Eastfield tract; <br />THENCE S 110 22' Wa distance of 47.0 feet, a point, <br />said point being the beginning of a curve to the right whose <br />radius is 989.93 feet and whose tangent at this point bears <br />S 170 29' W; <br />THENCE in a Southerly direction along said curve to the <br />right a distance of 396.1 feet, a point, said point also <br />being the end of said curve to the right; <br />THENCE S 400 24' Wadi stance of 76.7 feet, a poi nt, <br />said point being in the most Westerly South boundary line of <br />said Eastfield tract, said point being in the North boundary <br />line of an original 5.24 acre tract (Tract Two) of land <br />owned by Earl Bellamy; <br />THENCE S 890 8' W along the Eastfield-Bellamy common <br />boundary line a distance of 93.1 feet, at 46.56 feet passing <br />through proposed centerline survey station 35+80.7 of <br />proposed Collegiate Drive, a point; <br />THENCE N 400 24' E a distance of 138.2 feet, a point, <br />said point being the beginning of a curve to the left whose <br />radius is 919.93 feet; <br />THENCE in a Northerly direction along <br />left a distance of 368.1 feet, a point, <br />being the end of said curve to the left <br />this point bears N 170 29' E; <br />THENCE N 280 00' E a distance of 27.4 feet, a point, <br />said point being in the most Westerly North boundary line of <br />said Eastfield tract, said point being the existing South- <br />east corner of Lot 20 in Block 2 of the Town North Estates <br />owned by Brad Burch, said point also being in the existing <br />south right-of-way line of said Collegiate Drive; <br />THENCE N 890 12' E along the Eastfield-Collegiate Drive <br />common boundary line a distance of 63.2 feet, at 31.6 feet <br />passing through proposed centerl ine survey station 30+54.3 <br />of proposed Collegiate Drive, to the place of beginning and <br />containing 0.842 acres, more or less. <br /> <br />said curve to the <br />said point also <br />whose tangent at <br />
