A motion was made by Sims Norment, seconded by Austin Anthony to approve the <br />preliminary plat with noted conditions. Motion carried 6-0 <br />14. Consideration of and action on the Preliminary Plat of the Warren 174-A Addition, Lot 1, <br />Block A, LCAD Property ID 16781, located at 1202 Martin Luther King Jr Dr. <br />Andrew Mack states the applicant submitted a preliminary plat in order to develop a <br />previously unplatted parcel. Engineering staff recommends approval with noted <br />conditions: <br />1. Chapter 9, Exhibit A, Section IV, (5): A ROW width needs to be shown for 12`h SINE. <br />2. Chapter 9, Exhibit A, Section IV, (5): The ROW dedication should be behind the property <br />line. For clarity: if the property line measures 25ft to the centerline of the road, then <br />there would be 50ft of ROW called out with 5ft of dedication behind the property line. If <br />30ft already exists, there is no need for dedication. <br />3. Chapter 9, Exhibit A, Section IV, (5): An unrecorded plat is mentioned in the description <br />and should be removed, as it is not a legally binding document and cannot serve as a <br />reference for ROW widths, boundary descriptions, etc. <br />4. Chapter 9, Exhibit A, Section IV, (9): The easement dedicated for the shown sewer line <br />must be on the property being platted. An easement cannot be dedicated on property that <br />is not owned by the person platting. <br />S. Chapter 9, ExhibitA, Section IV, (9): Label the side and rear yard building/setback <br />lines. The submitted plat currently only calls out utility easements. <br />6. Chapter 9, Exhibit A, Section IV, (9): The note "Preliminary Plat for Inspection Purposes <br />Only" seems to scale wrong when printing the document or viewing in a PDF in a way <br />that impedes reading of the field notes. This should be fixed. <br />7. While not pertinent to ordinance, there are multiple instances of duplicate text and <br />images that should be cleaned up. <br />A motion was made by Austin Anthony, seconded by Tylesha Ross -Mosley to approve <br />the preliminary plat with noted conditions. Consideration of and action on the Preliminary Plat of the Talus Business Park Addition, <br />Lot 1, Block A, LCAD Property ID 18332 & 22258, located at 1335 NE 201h Street and <br />2100 Block of NE Loop 286. <br />Andrew Mack states that staff recommends approval of this preliminary plat with the <br />following noted conditions: <br />1. Label and dimension all proposed streets, alleys, easements, and ROWS <br />(Chapter 9, Exhibit A, Section IV, (9)). <br />
