landscaping provisions which serve to promote a higher quality of appearance and safety for <br />all commercial re -development projects within the community. <br />2. The denial of the request to remove the landscaping provisions (greenspace) would prevent the <br />reasonable use of the property for the new commercial building on the property. Especially in <br />a manner that conforms to the landscaping ordinance, and still provides reasonable use of the <br />property according to the required improvements. <br />3. There are special or unique condition(s) of restricted area, shape, topography, or physical <br />features that exist on the subject parcel of land, which are not applicable to other parcels of <br />land in the same zoning district, and which cause unusual and practical difficulty or an <br />unnecessary hardship if the landscaping provisions are applied. <br />4. The hardship sought to be avoided is not the result of (a) The applicant's own actions (self- <br />imposed or self-created), and (b) The applicant has stated that the required green areas would <br />reduce the available parking area and produce a safety hazard. <br />5.
