5. Prior to releasing the final plat for recording a site plan for the proposed building <br />shall be submitted and reviewed. (Chapter 9A, Section VIII, J, 1) <br />6. There are multiple discrepancies between the bearings listed under the field notes and <br />the bearings listed on the drawn plat. These shall be updated to reflect the correct <br />bearings. (Chapter 9A, Section V, (7)) <br />a. In the third paragraph, the field notes state "Thence North 0°4553" West. The <br />bearing on the drawing reads, "NO°44'53"W <br />b. In the fourth paragraph, the field notes state, "Thence South 89°27'36" East". The <br />bearing on the drawing reads, "S89°27'39"E" <br />7. A variance shall be required to reduce the setback along E. Houston St. Once the <br />variance has been approved the plat shall be revised to show the approved setback <br />with a citation to the variance. (Chapter 913, Section 9, 9-602, (5)) <br />8. Before the filing of the Final Plat a revised Preliminary Plat shall be submitted <br />meeting the conditions set by P&Z. (Chapter 9A, Section III, (1)) <br />
