Planning & Zoning Commission Meeting <br />February 06, 2023 <br />Page 3 <br />bearings. (Chapter 9A, Section V, (7)) <br />a. In the third paragraph, the field notes state "Thence North 0°45'53" West. The <br />bearing on the drawing reads, "NO°44' 53"W <br />b. In the fourth paragraph, the field notes state, "Thence South 89°27'36" East". <br />The bearing on the drawing reads, "S89°27'39"E" <br />4. A variance shall be required to reduce the setback along E. Houston St. Once the <br />variance has been approved the plat shall be revised to show the approved setback with <br />a citation to the variance. (Chapter 9B, Section 9, 9-602, (5)) <br />A Motion to approve this item with noted conditions was made by Board Member Michael <br />Mosher and seconded by Board Member Chance Abbott. Motion carried, 6 ayes — 0 nays. <br />8. Consideration of and action on the Preliminary Plat of the Roscoe Estates CB213 Addition, <br />Lot 1, Block A, LCAD Property 129726, located at 2110 Old Bonham Road. <br />Todd Mittge states the engineering staff recommends approval with the following noted <br />conditions: <br />1. The pond on the east boundary line shall be shown. (Chapter 9A, Section IV, (6)) <br />2. To the northeast of the parcel being platted there is recorded ROW that shall be shown. <br />The ROW is located to the east of College Addition Block C, Lot 10 and is an extension of <br />22nd St SW (formerly Park Ave). (Chapter 9A, Section IV, (5)) <br />3. There appears to be an outfall pipe on the west side of the pond. There shall be a 20ft <br />wide drainage easement dedicated to the City along this pipe from its origin to either its <br />conclusion or until it meets the property line. (Chapter 9A, Section IV, (9)(Chapter 9A, <br />Section IX, E) <br />A Motion to approve this item with noted conditions was made by Board Member Austin <br />Anthony and seconded by Board Member Francine Neeley. Motion carried, 6 ayes — 0 nays. <br />9. Consideration of and action on the Final Plat of the Roscoe Estates CB213 Addition, Lot 1. <br />Block A, LCAD Property 129726, located at 2110 Old Bonham Road. <br />Todd Mittge states the engineering staff recommends approval with the following noted <br />conditions: <br />1. There are multiple discrepancies between the bearings listed under the field notes and <br />the bearings listed on the drawn plat. These shall be updated to reflect the correct <br />bearings. (Chapter 9A, Section V, (7)) <br />a. In the fifth paragraph, the field notes state, "Thence South 1'22' East". The <br />bearing on the drawing reads, "S 1'22'W" <br />
