A variance shall be required to reduce the setback along E. Houston St. Once the variance has been approved the plat shall be revised to show the approved setback with a citation to the variance. (Chapter 9B, Section 9, 9-602, (5)) A Motion to approve this item with noted conditions was made by Board Member Michael Mosher and seconded by Board Member Chance Abbott. Motion carried, 6 ayes — 0 nays. 8. Consideration of and action on the Preliminary Plat of the Roscoe Estates CB213 Addition, Lot 1, Block A, LCAD Property 129726, located at 2110 Old Bonham Road. Todd Mittge states the engineering staff recommends approval with the following noted conditions: 1. The pond on the east boundary line shall be shown. (Chapter 9A, Section IV, (6)) 2. To the northeast of the parcel being platted there is recorded ROW that shall be shown. The ROW is located to the east of College Addition Block C, Lot 10 and is an extension of 22nd St SW (formerly Park Ave). (Chapter 9A, Section IV, (5)) 3. There appears to be an outfall pipe on the west side of the pond. There shall be a 20ft wide drainage easement dedicated to the City along this pipe from its origin to either its conclusion or until it meets the property line.
