While the immediate surrounding properties are zoned CA, a) the properties just beyond the northern <br />property are all zoned Commercial, b) the change in zoning is consistent with the current FLUM (both <br />CA and C can exist within the General Retail FLUM), and c) it supports recent zoning map amendments <br />initiated by the City back in 2021 for areas east of I" Street NW and north of Pine Bluff and Graham <br />Streets which removed several parcels from the CA District. This change fits with anticipated <br />redevelopment along Pine Bluff Corridor down to Price Street, thus better associating it with the <br />Commercial District to the north than the CA District to the south and west. <br />RECOMMENDATION <br />P&Z and the City Staff recommends approval for the rezoning from Central Area District (CA) to a <br />Commercial District (C). <br />
