4 <br />Ii <br />DECISION OF THE BOARD OF ADJUSTMENT, CITY OF PARIS, TEXAS <br />RE: 410 NE 20th St- Variance Request <br />Tim Risinger <br />P -Town Properties <br />550 CR 33970 <br />Powderly, TX 75473 <br />ACTION REQUESTED: 5' front yard variance to 20th St NE, 5' front yard variance to E <br />Cherry St. and 5' front yard variance to 21 st St NE. <br />requestsThe above -referenced approved by the City of Paris Zoning Board of Adjustment <br />("Board') on 6/6/2023 by a vote of ayes,nays and abstaining. <br />On this date, the Board found that the requests met the conditions set fort in the City of Pari <br />Area Regulations Ordinance, Section 9-501(1). <br />Appeal: Any interested person wishing to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent with section 211.011 of the Texas <br />Local Government Code. <br />The Board of Adjustment hereby approves the variance requests based upon the following <br />condition and findings of fact. <br />Condition <br />1. The developer shall be required to pay for installation of no parking signs on the adjoining <br />street frontages, as may be required and approved by the City's Traffic Commission. <br />Findings <br />1. The request for variance is in harmony with the general purposes and intent of site <br />improvement regulations contained in the Zoning Ordinance 1710 Exhibit 9B and the <br />Subdivision Ordinance 1315 Exhibit 9A; and will protect the character of the immediate <br />vicinity of the area. <br />2. The approval of the variances for front yard setbacks will allow approval of the replat without <br />further condition for variance approval, will permit the redevelopment of the site with a much <br />higher quality of development in a manner which will help to further address drainage <br />
